With an existing home situated on a sandy beach in Scarborough, our clients approached us looking to downsize their space to better suit their recently emptied nest while still having enough room to comfortably work from home, entertain the occasional guest, and enjoy family visits.
Complementing the open, airy views of the water and nearby marsh, there’s an open concept living, kitchen, and dining room along with a separate sitting room and office space on the first floor. On the second floor, you’ll find a master suite with beautiful views of the water plus two guest bedrooms.
Technically, there was no buildable area on this lot due to setbacks both from the water and a right-of-way road that runs right through the property. Collaborating closely with the town and the DEP, our team was able to renovate the existing structure in line with our client’s needs and in compliance with local guidelines. We even removed the existing basement and raised the structure onto a pier foundation, reducing the home’s impact on the land.
Our team finished this project feeling proud of the efficient floor plan, having successfully fit all of our client’s dream spaces into the small footprint of the existing house.
